Sulivan RoadThe works involved the refurbishment and extension of an existing building in Fulham; adjacent to the Hurlingham club and within close proximity to the Thames. 14 apartments were created, with additional commercial space to the rear, whilst the existing Commercial tenant, and top floor residential tenants, continued to operate and reside in the building. The resultant facade works are a striking Architectural solution to a highly constrained but sought after property.

Gloucester AvenueGloucester Avenue is a complex collection of buildings configured in a courtyard arrangement in North London. The site sits in the heart of the Primrose Hill conservation area and straddles the North Western Trainline into Euston Station. Once planning consent was sought, the works were constructed on-site to deliver 39 residential apartments, 1 detached house, and just over 8000 sqft of Commercial B1(a) floor space.

Avenue HeightsThe project brief was to extend a existing linear residential block on the edge of Crouch End, North London. As the design developed, the client extended the works to demolish and rebuild the linear block to improve the quality of the apartments whilst maintaining the contemporary architectural style.

Kingsland High StreetThe brief was to develop this existing building on Kingsland Road, Dalston, into a mixed use commercial and residential project. The site, located on an old Roman road, has historic significance and was developed in the late 19th Century. The area was significantly bomb damaged during the Second World War, which explains why this building differs architecturally from the terrace resides. T2S felt it was logical to reinstate the Georgian terrace style to the front, whilst proposing a modern extension at the rear to retain a sense of historic honesty to the design.
