This is not a sexy design. What it represents is good quality commercial development advice. At T2S we believe that it is always more important that developments make sense and are viable to our client’s and this scheme reflects this approach. Our client initially sought a full site development, which would have resulted in 8-10 apartments.
However, upon analysing the situation, we determined that a full demolition didn’t make sense, as the existing building was already generating income. Instead, we proposed an alternative solution: duplicating the front and rear forms of the building.
This approach offered several key advantages:
✅ Simplified construction and structural design, leading to lower costs.
✅ Less contentious from a planning perspective.
✅ Allowed the client to retain income from the property during construction.
✅ Retention of existing building fabric is a more sustainable solution over demolition.
To communicate our vision clearly, we prepared CGIs illustrating the front and rear views of both the existing and proposed designs, showcasing the elegance and practicality of our approach.
A big thank you to Centro Planning Consultancy for expertly navigating the planning process!
