This site sits on New Malden High Street, within the London Borough of Kingston Upon Thames. An existing 2 storey building housed commercial space on ground and first floor.
Our client wanted us to develop a mixed-use design with commercial space on ground floor only, residential use above. T2S proposed a 4 and 5 storey building which was a considerable extension to the existing building. It therefore felt appropriate to fully demolish the existing building, as any retention would be superficial and represent a complete overhaul of an existing structure of limited capacity.
A simple shape was devised, where recessed balconies and a central lightwell were created to get daylight deep into the large floor plate. This lightwell also enabled all apartments to be dual aspect, increasing the quality of amenity and creating cross flow ventilation.
Our choice of materials and detailing was based on the creation of a simple but solid form. A pale brick, with bronze fenestration, was favoured to create a distinctive addition to this typical traditional high street streetscape.
Works are due to begin on-site in the Summer of 2024 realising 9 residential apartments with commercial space on ground floor.
