Located in the Marylebone district of London, Crawford Place is a stone's throw away from Paddington Station, and nestles in a secluded quarter between Marylebone and Edgeware Road, just north of Regents Park, within the Molyneux Street conservation area.

Proposals include an accessible 17-room hotel and cafe bar while fully preserving the historical character of the building and making a significant improvement to the current street scene.

The frontage of the building is tired, with modern alterations diluting the building’s historic character. Our intention is to reinstate the lightwell, which creates daylight into the basement, and allows us to recreate the original balustrade condition in keeping with the surrounding character.

At the rear of the building we propose to remove, add and move windows to create a more symmetrical arrangement and maximise daylight levels. The existing lightwells at the rear are reconfigured slightly to facilitate the internal conversion.
