Purpose-built as a public house in the mid-nineteenth century, 81 Holloway Road is a locally listed building 3 storey builidng set within the St Mary Magdalene Conservation Area.
Our client wanted to achieve a minimum of 6 residential units on the site, we are developed the concept to add a third floor without intruding on the roof line or significantly raising the visible building height. To do this, we are proposing lowering the second floor, taking advantage of the high ceiling on the first floor to liberate vertical space, and recessing a third floor into the flat roof, enclosing it in a mansard roof that is inset from the reinstated balustrade.
We have reinstated some of the historic features, lost over time, so that the development has social and public value. This is particularly evident in the curved signage and Public House shop frontage details.
When complete 81 Holloway Road will house a pub on the ground floor, renovated inside and out, and a residents' entrance on the adjoining Furlough Road will provide access to six modern apartments with extensive cycle storage and enviable access to the public transport network.
