Our client asked us to develop proposals for this existing building on the periphery of Wokingham Town Centre.
The current building is lacking in architectural interest, a former office building whose external characteristics present a heavily diluted approximation of Frank Lloyd Wright's 'Prairie Style,' located at a gateway into Wokingham town centre from the main ring road.
Our plan includes retaining the horizontal features of the building, raising its height with the addition of an upper floor and a shallow-hipped roof to emphasise the horizontal features and echo Wright's vision more closely. We have recessed the overall mass of the upper floor to mitigate overlooking and create more horizontality, and recessed and projected the overall mass in places to create private amenity spaces for each unit.

Ascot House occupies an excellent position within the town, within easy walking distance of the railway station, yards from the new leisure centre, and at the foot of a historic thoroughfare that leads directly to the town centre and all its facilities and amenities.
Our plans stipulate the retention of most of the original structure, reducing overall the carbon footprint of the project compared to a new build and keeping demolition to an absolute minimum. This project will provide much-needed architectural interest in this otherwise featureless urban area and create desirable and practical new homes with great public transport links, especially to London and the home counties.
Developments of this nature align closely with T2S’ core principles to retain and reinvigorate tired buildings to give them new life. The building benefits from excellent local amenities and represents a fantastic opportunity to gently increase the density of this urban location.
