The original Liverpool One, this site was located in the historic docklands area of Liverpool nearby the Albert Dock and River Mersey. A triangular shared site, located on a prominent corner, offered an opportunity to build a gateway building between the centre of Liverpool onwards towards the South part of Liverpool.
A collection of building was created, on top of multiple layers of basement car parking, formed around a shared courtyard in a masterplan configuration. Residential use, office use and commercial space were proposed to offer a truly mixed-use development to spearhead the rejuvenation of Liverpool following the award of the Capital of Culture in 2008.
TootingWe inherited a Planning consent for 29 residential apartments and circa 5,000ft2 of commercial floor space in a modern new build development on Tooting High Street, Wandsworth, South London. The client wanted us to develop the technical design based on a JCT Traditional form of contract, delivering the works through to conpletion. Our technical information has been generated using Vectorworks 3-d BIM software, facilitating the production of the tender documents for a construction start date of February 2024.

The CourtyardGloucester Avenue is a complex collection of buildings configured in a courtyard arrangement in North London. The site sits in the heart of the Primrose Hill conservation area and straddles the North Western Trainline into Euston Station. Once planning consent was sought, the works were constructed on-site to deliver 39 residential apartments, 1 detached house, and just over 8000 sqft of Commercial B1(a) floor space.

New MaldenThe client's brief was to develop the upper floors whilst retaining the existing Commercial space on ground floor. Planning permission is sought for 9 residential apartments within a modern building over 5 stories. The intention is to occupy the commercial space before the rest of the development is completed so the team has had to factor this into the design. The existing first floor, roofs, structure and slab will be removed; with the existing external walls on ground floor retained creating the Commercial demise. This allows for a cleaner phasing of the construction works.

Leaside RoadThe client had owned this existing commercial building on Leaside Road in Hackney for a number of years, and wanted to explore options to develop the site into something of merit. A series of developments had been recently completed to transform this area into a prominantly residential area, enjoying the local landscaping and Leaside Canal. The resultant development, which has been submitted for Planning consent, accommodates 35 residential apartments, including 6 affordable apartments, with 10,000ft2 of commercial space.
