T2S Architecture is pleased to announce that we have submitted plans for 177 Hoxton Street, an elegant project to extend this attractive, mid-nineteenth century, 5-storey building in Shoreditch's Hoxton conservation area.

We inherited a Planning consent for 29 residential apartments and circa 5,000ft2 of commercial floor space in a modern new build development on Tooting High Street, Wandsworth, South London. The client wanted us to develop the technical design based on a JCT Traditional form of contract, delivering the works through to conpletion. Our technical information has been generated using Vectorworks 3-d BIM software, facilitating the production of the tender documents for a construction start date of February 2024.
The client's brief was to develop the upper floors whilst retaining the existing Commercial space on ground floor. Planning permission is sought for 9 residential apartments within a modern building over 5 stories. The intention is to occupy the commercial space before the rest of the development is completed so the team has had to factor this into the design. The existing first floor, roofs, structure and slab will be removed; with the existing external walls on ground floor retained creating the Commercial demise. This allows for a cleaner phasing of the construction works.
The brief was to develop this existing building on Kingsland Road, Dalston, into a mixed use commercial and residential project. The site, located on an old Roman road, has historic significance and was developed in the late 19th Century. The area was significantly bomb damaged during the Second World War, which explains why this building differs architecturally from the terrace resides. T2S felt it was logical to reinstate the Georgian terrace style to the front, whilst proposing a modern extension at the rear to retain a sense of historic honesty to the design.
T2S is working with its long term client, Morgans Management Limited, on delivering this fantastic development in Friern Park, North London. Planning was sought with the local authority for 21 apartments within a detached 4 storey building.
The project brief was to extend a existing linear residential block on the edge of Crouch End, North London. As the design developed, the client extended the works to demolish and rebuild the linear block to improve the quality of the apartments whilst maintaining the contemporary architectural style.
The client had owned this existing commercial building on Leaside Road in Hackney for a number of years, and wanted to explore options to develop the site into something of merit. A series of developments had been recently completed to transform this area into a prominantly residential area, enjoying the local landscaping and Leaside Canal. The resultant development, which has been submitted for Planning consent, accommodates 35 residential apartments, including 6 affordable apartments, with 10,000ft2 of commercial space.
