We are very excited to report that our plans for the renovation and expansion of 81 Holloway Road, Islington, London, have been submitted for consent. T2S Architecture has worked with Centro Planning Consultancy and met with planning officers in a pre-application process to ensure proposals for this
81 Holloway Road is a prominent and locally listed building in the St Mary Magdalene Conservation Area. The building dates back to the mid-19th Century and is a purpose-built public house with a cellar and ground floor devoted to the bar and storage, with two floors of residential units and a flat roof. Situated in this bustling retail and residential hub around Highbury and Islington Station, a network interchange for underground, overground and national rail services, the site is typical of a urban London location which is perfect for a more ambitious development.
Some historical features have been lost over time, notably the balustrade surrounding the flat roof, the pub's curved signage, and two sash windows, but it retains others: a chamfered corner entrance, contrasting quoins, and decorative windows. It lies at the corner of Furlong Road and Holloway Road in a prominent position on this busy London street.
Our plans call for the reinstatement of the balustrade, restoration of the missing second-floor sash windows while extending them to admit more light, and returning the traditional curved signage that the building originally featured over its corner entrance.
Within the building, we are proposing a radical reconfiguration of the first and second floors, removing all the partition walls and lowering the second floor to accommodate a partially recessed third floor with its upper half protruding and enclosed in a mansard roof. This approach takes advantage of the high ceiling to liberate vertical space and will allow the reinstated balustrade to obscure the new roof from the street. In our designs, each of the six units is divided in a more practical and flexible way, and five of the units include a private amenity space. The six units will provide new homes for up to 13 people in modern, light apartments with good access to views and sky.
This exciting project will not only enhance and preserve this historic building for the future and create a positive architectural contribution to the area, but it will also create vital new homes in a vibrant and characterful part of the capital.
